??　　今年的动画片竞争激烈，花招迭出。然而，自皮克斯的《汽车总动员》大放异彩之后，任凭《篱笆墙外》、《冲走小老鼠》、《怪兽屋》和《疯狂农场》找来一大群动物怎么吆喝，始终不能战胜“人脸小汽车”。但《快乐的大脚》应该是《汽车总动员》最大的竞争对手。首先，以企鹅作为主角的动画片几乎屈指可数，而且在今年尚属独一份。自当年《帝企鹅日记》打动无数人心之后，帝企鹅不仅是企鹅品种中人气最高的，当然也盖过诸如畸形奶牛以及憨厚大熊之类的老面孔。其次，影片的配音简直就是八星级阵容，除去本片之外，各路配音演员在今年的其它作品中都有上佳表现，这无疑对本片的人气起到了很大的助长作用。第三，本片以时下最流行的街舞做为基础，集合了Rap, R&B, Rock等时尚音乐元素，把一部动画片生生拍成一部歌舞片。想想看，最可爱的帝企鹅随着节拍跳着街舞的负责舞步，有几个人不想去影院开心一回呢？

高盛认为，国内房价需要下调10%至20%才能刺激处在观望中的楼市需求。

　　观望气氛日趋浓厚的楼市行情，使得许多权威机构加入“看空”房价的阵营。高盛近期在一份最新报告中预测，受到近些年来房价上涨过快、紧缩式宏观调控、房地产市场供过于求等因素影响，国内房价将在未来一年出现至少15%的下降。

　　作为国际著名投行，高盛很少预测房地产价格走势。不过，今年来被各方炒得沸沸扬扬的房价开始吸引高盛注意。在经过对包括上海、北京等4个一级城市和8个二级城市的调查结果显示，国内房价需要下调10%至20%才能刺激处在观望中的楼市需求。高盛预计，在未来一年，国内房价将由去年底的平均水平回调15%至20%，而开发商买地的步伐也会有所放缓。

　　事实上，近些年来轮番上涨的房价，已经使得许多潜在的购房者吃不消。来自链家地产对北京年收入6万元以上的青年白领的调查显示，有七成调查者表示，目前没有能力在北京购房；有四成的调查者表示，自己需要工作10年以上才能买得起房；而有近一半的调查者表示，没有父母家人的经济支持自己很难买得起房子。

　　除了涨幅过快的房价外，持续不明朗的宏观大环境、国内房地产开发商资金链紧张以及市场供过于求等因素，使高盛将国内房地产行业的评级由“吸引”降至“审慎”。

　　事实上，高盛的判断已经得到市场近期表现的初步佐证。在上周末开幕的北京最具影响力的春季房展会上，尽管开发商抛出各种打折手段吸引看房人，不过大多看房者依然选择继续观望。而在近日由新浪房产和万科举办的“新金三角发展系列论坛”上，业内人士承认，目前市场观望浓厚，加上从紧的宏观调控，开发商目前面临的压力很大。
